What is the difference between a Buying Agent and an Estate Agent?

A buying agent works for the buyer (their client) and an estate agent works for the vendor (their client). The buying agent is looking to achieve the lowest purchase price and best sales terms for their client, whereas the estate agent, working for the vendor, is looking to achieve the highest price and fastest sale.

How do I save money with a Buying Agent?

1) Our clients often don’t have the time required to carry out their own property search as they are busy with their own careers and are often not based in London.

2) With access to historical pricing data we are able to provide detailed information on comparable sales allowing us to negotiate the best price for our clients.

Pre-Market and Off-Market Property

How do you get access to property that is not advertised for sale on the open market?

More often than not it is quite common there is more than one buyer looking to buy property when it is located in a sought after central London location and priced correctly, therefore it is an advantage to gain access before the rest of the market. Many of our client’s purchases are agreed in this manner. Palmstar have a network of contacts whom we have excellent relationships with including: estate agents, property developers, private bankers and lending specialists, who work with us because of our outstanding track record and ability to push transactions through.

Independence

What is the advantage of using an independent Buying Agent?

Palmstar – London Property Search is a privately owned company, with no attachment to any estate agent. Working exclusively for the buyer, our independence means our interests are 100% aligned with those of our clients.

Conflicts of Interest

We don’t act for both sides of the transaction, and are never involved in situations where there could be a conflict of interest.

Some estate agents have their own buying side, although it is hard to see how it could be fully independent of their sales business.
